Architectural Design Development Dallas

In this phase structural, mechanical, electrical, plumbing and technology are integrated into the proposed solutions. The required engineering team will begin work on the areas their services as needed. In Design Development the structural system and grid will be laid out, the foundation type established, and critical interactions between structural systems and mechanical systems will be addressed. The mechanical system will be sized and duct runs laid out. The lighting will be selected and placed and plumbing lines will be sized and located.

At completion of this phase, basic layouts will have been established and coordinated by each of the architects’ consultants. The church will know the approximate cost, and will be ready to approve the preparation of Contract Documents for Bidding. Changes in plans beyond this phase are more expensive as they usually involve several consultants and multiple drawings. Required changes will be completed on an hourly basis as an additional service.
